Important notice to Buyers and Sellers

Sell2Rent and its representatives do not provide legal advice, nor do we assume responsibility for determining whether your security deposit and/or prepaid rent practices comply with applicable local, state, and federal laws. Each party to a transaction (including but not limited to buyers and sellers) is solely responsible for familiarizing themselves with and adhering to ALL the laws, regulations, and customary practices in their jurisdiction, including but not limited to any requirements regarding:

• Limits on Security Deposits
• Limits on Prepaid Rent
• Proper Holding of Deposits (e.g., trust/escrow requirements)
• Appropriate Use of Deposits (e.g., whether they can or cannot be applied toward down payments)

Buyers acknowledge they will become the landlords in these transactions and assume all related legal obligations. Buyers, sellers, and any other involved parties agree that Sell2Rent is acting purely as an intermediary and makes no representations or warranties regarding the legality of any financial arrangements related to security deposits, prepaid rent, or any funds exchanged. All parties are urged to consult their own legal counsel to ensure compliance with all applicable laws and regulations.

Selling the House & Appreciation

You are selling your house to an investor, and you will no longer own it

Once the sale is complete, the property will belong to the investor.

There is no option to buy the house back in the future

This is a permanent sale, and you will not retain the right to repurchase the property.

The sale price may not reflect the full market value

Investors purchase properties with the expectation of earning a return, and the sale price may be less than the market value to account for this. You will not receive any financial benefit if the property increases in value after the sale.

Investors typically buy properties at a discount

By selling to an investor, you gain access to your home’s equity and the ability to stay as a tenant. However, it is common for investors to purchase properties below market value to account for their required return.

Sell2Rent does not purchase properties directly

We connect you with investors who are interested in buying your home and renting it back to you. Our role is to facilitate the transaction and help find the right investor for your situation.

Becoming a Tenant

You will become a tenant after selling your home

The investor will rent the property back to you, and you will transition to being a tenant.

Failure to pay rent may result in eviction

As with any rental agreement, timely rent payments are required. If rent is not paid, eviction could occur.

Rent is typically at market value

The amount of rent you pay will usually align with current market rates.

Lease terms are negotiated with the investor

Details such as the lease length and other terms will be agreed upon between you and the investor. Sell2Rent will assist in the negotiation process, but the final terms are between you and the investor.

Affordability is your responsibility

Sell2Rent does not determine whether you can afford the rent or not. This is a decision between you and the investor. If you believe you cannot afford to pay the market rent, we encourage you to consider selling your house through traditional retail methods and downsizing to a property that better aligns with your financial means.

Repairs and maintenance will be the responsibility of the investor

After the sale, the investor or their property management company will handle repairs and maintenance of the property.

You will be responsible for damages you cause

Any damage to the property caused by you, your household, or guests will be your responsibility to repair or pay for. Normal wear and tear, such as aging fixtures or general property deterioration, will remain the responsibility of the investor or their property management company.

Rent may increase over time

Your lease agreement may allow for rent adjustments, so it’s important to carefully review and understand the terms of the lease before signing.

The investor or property manager may need access to the home

Inspections, repairs, or other necessary access may be required, as outlined in your lease agreement.
